Pre-Flight Surface Consultants

Pick the right floor before it's installed.

For builders, architects and facility managers. Most flooring failures are decided on paper: the wrong surface for the traffic, no plan for its care, a cleaning contract nobody checked. We catch those before day one, while changing them still costs nothing.

What it costs

A floor chosen wrong gets paid for twice

Replaced early

A lobby carpet rated for an office hallway is worn through in two years instead of ten.

Warranty voided

The cleaning method in the contract isn't the one the manufacturer requires.

A contract that doesn't fit

Cleaned too often where nobody walks, not often enough where everybody does.

Your guide

We clean the floors other people choose

After twenty years of cleaning commercial floors, we've seen which surfaces hold up in which buildings, and which ones never had a chance. That's the view we bring to your plans, before the order goes in.

A $200,000 carpet, six months in

A 100,000 sq ft assisted living residence installed more than $200,000 of nylon carpet. Within six months it looked horrible and was wearing out, because it was being maintained the wrong way.

We changed their maintenance procedures and set up a plan for regular professional cleaning. We kept that carpet going for ten years, and it still looked fantastic. The owner saved hundreds of thousands of dollars in replacement costs.

What we do

Five reviews, one checklist each

  • Surface & material selectionCarpet, tile, stone, resilient or wood, matched to the traffic, soil and budget the space will actually see.
  • Pre-install reviewWalk-off matting, transitions, seams, cleaning access and warranty requirements, checked on the plans before the order is placed.
  • Pre-contract reviewBefore you sign a cleaning or maintenance contract, we walk the building and check the scope, frequency and price.
  • Chemical programsThe fewest products that do the job, chosen for your surfaces and your staff, with clear dilution and safety steps.
  • Maintenance specsHow often each area gets vacuumed, spotted and cleaned, based on traffic, weather and matting, with a yearly budget.

A contract that didn't fit

We care for large religious buildings whose maintenance plan called for deep cleaning twice a year. We changed it to add monthly interim cleaning in the heaviest traffic lanes, which ultimately helped the whole building.

Floors that last

The full life you paid for, not half of it.

A budget you can defend

Care costs planned per area, per year.

Contracts that fit

Paying for the cleaning the building needs.

Homes, too

Building or remodeling? Ask before you buy.

Homeowners get sold surfaces that weren't made for the way they live. Once they're in, there's often no fix short of replacing them.

Matted traffic lanes in a light carpet hallway
Carpet that shows every path. Some carpets, like polyester frieze, are sold as long-lasting but have built-in flaws that let traffic lanes show up fast. Cleaning can't truly correct it.
Etched, dull patch on a natural stone tile floor
Stone that etches. Some stones and grouts in showers and on floors are a constant fight, especially with hard water. Etching is permanent, and an expensive shower or counter can look old within months.
